What?s Notable:?? Sales Are Up, Prices are Stable, Inventory is LOW.

• Notes:? There are currently 893 homes on the market in Frederick County, very close to last month, still historically low. (30% lower than last Spring) This makes roughly a 3-4 month inventory.
• Cash deals were 14% of sales.
• The number of pending sales is steady and we?re seeing a vigorous Summer real estate market, with higher demand and low inventory.
• Sellers got 95% of list price on average, compared to 91% at this same time last year.
• Of the 277 homes sold, 42 or 15% of homes sold were Short Sales, 24 or 9% were foreclosures.
• Distress sales are still an influence on prices. Of the 893 listings in Frederick County, 37, or 4% are foreclosures, and 108, or 12% are short sales.
